Florida driveways accumulate a unique combination of staining types that reflect both the subtropical climate and the everyday use that concrete surfaces endure. Understanding what type of stain you're dealing with before calling for a quote helps you have a more productive conversation with your exterior cleaning professional — and helps set realistic expectations about results.
Biological Staining: Green and Black Growth
The most universal Florida driveway stain is biological — algae (green coloration), mold (black or dark green), and sometimes lichen (crusty grayish-green patches). These organisms colonize concrete rapidly in Florida's warm, humid climate, particularly in shaded areas. Biological staining is the most responsive to professional treatment: pressure washing combined with appropriate algaecide chemistry removes biological growth effectively, and results last 12–18 months for most Florida driveways. This is the easiest stain type to address and the most common.
Oil and Petroleum Stains
Vehicle oil drips create dark, often grayish-brown stains at typical parking spots. Fresh oil stains (less than a few months old) respond well to commercial degreasing pre-treatment followed by hot water pressure washing. Old, cured oil stains — years of accumulated drips at the same spot — are more challenging: multiple degreasing treatment cycles improve results, but deeply cured oil may lighten rather than fully disappear without concrete grinding. Be realistic with your cleaning professional about how long the stains have been present.
Rust Stains
Orange-red rust stains on Florida driveways come from several sources: metal patio furniture, vehicle parts, iron-rich irrigation water, and steel reinforcement in concrete that's been exposed by surface wear. Rust removal requires specific oxalic acid-based chemistry — standard pressure washing doesn't address rust effectively. Professional rust treatment applied before pressure washing removes most surface rust staining. Irrigation-system rust staining often recurs until the water's iron content is addressed at the source.
Tannin Staining
Dark brown staining patterns on Florida driveways are often tannin — the organic compound released from oak leaves, pine needles, and other organic material that contacts wet concrete. Tannin staining is particularly common under large oak trees. Sodium percarbonate-based cleaners combined with pressure washing address tannin effectively. Regular pressure washing prevents tannin from embedding deeply into concrete pores where it becomes progressively harder to remove.
Tire Marks
Black rubber transfer marks from tires appear at driveway approaches, turn areas, and parking spots. Commercial degreasing chemistry breaks down the petroleum-based rubber deposits, and pressure washing removes them effectively when properly pre-treated. Complete removal depends on how embedded the marks are in the concrete surface.
