We'll ask a few questions about your property, the services you need, and your location — then provide a clear, upfront quote with no hidden fees.
Not for most exterior cleaning services. Pressure washing, gutter cleaning, roof cleaning, and soft washing are all performed outside your home, so you typically don't need to be present. For window cleaning that includes interior windows, someone does need to be home to grant access. Just let us know your preference when booking.
We recommend booking 48–72 hours in advance for the best scheduling flexibility. However, we often have availability for shorter-notice requests. For recurring maintenance service, we encourage clients to set up a regular schedule to lock in your preferred time slots throughout the season.

Pressure Washing & Soft Washing
Pressure washing uses high-pressure water to remove dirt, algae, and staining from hard, durable surfaces like concrete, brick, and pavers. Soft washing uses low-pressure water combined with professional cleaning solutions to safely clean delicate surfaces like stucco, vinyl siding, wood, and roofing materials. Soft washing kills biological growth at the root rather than just blasting it away, resulting in longer-lasting results. We assess your surfaces and recommend the right method for each job.
When performed correctly by trained professionals, pressure washing will not damage concrete, pavers, or other hard surfaces. The key is using the right pressure for each material and maintaining the correct distance and technique. Our technicians are trained on proper settings for every surface type. We do not use high-pressure methods on surfaces that require soft washing, such as stucco, wood, painted surfaces, or roofing.
In Florida's climate, most properties benefit from exterior pressure washing once or twice per year. High-traffic areas like driveways may benefit from more frequent cleaning. Homes near the coast should be washed more regularly due to salt air exposure. Pool decks, patios, and outdoor living areas used frequently year-round typically need quarterly cleaning to stay safe and presentable.
Yes. All of our cleaning solutions — for soft washing, roof cleaning, and surface treatments — are biodegradable and selected to be safe for your landscaping, pets, and the surrounding environment. We take precautions to wet down plants and landscaping before applying any cleaning solutions and rinse thoroughly after treatment.
Roof & Gutter Cleaning
No — we strongly advise against high-pressure washing on most roof types. High pressure can strip granules from asphalt shingles, crack clay tiles, and force water under roofing materials causing leaks. Instead, we use soft washing — a low-pressure method with biodegradable cleaning solutions that safely kills algae, mold, and lichen without damaging your roofing materials. This is the method recommended by the Asphalt Roofing Manufacturers Association (ARMA).
Common signs include water overflowing the sides of gutters during rain, visible plant growth or debris in gutters, sagging gutter sections, water damage or staining on your fascia boards, and pooling water around your foundation. In Florida, we recommend having gutters cleaned at least once or twice per year — particularly before and after the rainy season — to prevent water damage and protect your home's structure.
Our gutter cleaning service includes hand-removal of all debris from every gutter section, flushing gutters and downspouts with water to verify proper drainage, an inspection of the gutter system for damage or improper pitch, and full property cleanup of all removed debris. We also provide a summary of any gutter issues we observe so you're aware of any maintenance needs.
A professional soft-wash roof treatment typically keeps biological growth controlled for 2–4 years in Florida's climate, depending on the level of tree coverage, moisture, and shade at your property. This is far longer than results from pressure washing, which physically removes growth but doesn't kill the root organisms — allowing faster regrowth.
Window Cleaning
Yes. Our standard window cleaning service covers both interior and exterior glass surfaces. We also clean window tracks, frames, and sills as part of every service. If you only need exterior window cleaning — which is common for vacation rentals and regularly scheduled maintenance — we can provide exterior-only service as well.
Yes. Hard water stains and mineral deposits from sprinkler systems, well water, or coastal salt spray are a specialty of ours. We use professional mineral removal solutions and polishing techniques to safely eliminate stubborn staining without scratching or damaging the glass. Severely etched glass may require additional treatment.
For most Florida homes, professional window cleaning twice a year delivers excellent results — once before the summer rainy season and once after. Properties near the beach or with irrigation systems that hit windows may benefit from quarterly cleaning. Commercial properties with high public visibility typically benefit from monthly or bi-monthly service.

Yes. Clients who schedule recurring exterior cleaning service — whether quarterly, bi-annually, or annually — receive preferred pricing and priority scheduling. Regular maintenance also produces better results over time and helps protect your property investment.
We ask for at least 24 hours notice for cancellations or rescheduling due to weather or other reasons. We understand Florida's unpredictable weather, and we will always contact you if conditions on our end require rescheduling. We handle every situation with flexibility and good communication.
