Efflorescence Removal in Florida: What That White Powder Is and How to Fix It

Many homeowners assume the white deposits are a sign of surface damage or mold, but efflorescence is actually a mineral migration issue — and it's addressable with the right professional cleaning approach.
What Causes Efflorescence
Efflorescence occurs when water moves through concrete, brick, or natural stone, dissolves soluble salts from within the substrate, and carries those salts to the surface where the water evaporates. The salts crystallize on the surface as the familiar white powdery or crusty deposits. In Florida, efflorescence is particularly common because the abundant rainfall, high water table in many areas, and salt-containing soils and groundwater provide both the moisture and the dissolved salts that cause the reaction.
New construction often experiences primary efflorescence in its first 1–2 years as the construction materials (concrete, mortar, grout) cure and release their inherent mineral salts. Older structures may experience secondary efflorescence when water finds new pathways into the substrate — often following crack development or failed waterproofing.
Professional Efflorescence Removal
Dry efflorescence on new surfaces can sometimes be removed with dry brushing and pressure washing. Older, hardened efflorescence requires a carefully applied diluted acidic treatment (typically diluted muriatic acid or a professional efflorescence cleaner) that reacts with and dissolves the mineral deposits without damaging the underlying surface. This requires precise dilution ratios and careful application technique — too strong a solution damages concrete or mortar; too weak a solution doesn't dissolve the deposits.
After efflorescence removal and thorough rinsing, sealing the surface with an appropriate penetrating sealer reduces future water infiltration and the efflorescence that results from it.
When Efflorescence Indicates a Deeper Problem
Severe or recurring efflorescence can indicate problematic water infiltration — failed waterproofing, drainage issues, or crack development that's allowing water into the substrate.
