Lichen on Your Concrete and Pavers: Why It's the Hardest Biological Growth to Remove

Lichen is not just algae — it's a combined fungus-algae organism that bonds directly to concrete and pavers. Here's why it's the most stubborn growth Florida homeowners face and how professionals remove it.

If you've noticed crusty, circular gray-green or pale gray patches on your driveway, walkway, patio pavers, or retaining wall that won't wash off no matter how hard you try — you're dealing with lichen. Most Florida homeowners mistake lichen for algae or mold, and treat it accordingly, which is why it always comes back. Lichen is fundamentally different from the algae and mold it resembles, and its removal requires specific chemistry and technique that standard pressure washing simply cannot provide.

What Lichen Actually Is

Lichen is not a plant, not an algae, and not a mold. It's a composite organism — a symbiotic partnership between a fungus and an algae (or sometimes a cyanobacteria) living together as a unified structure. The fungus provides the physical structure and anchors to the substrate; the algae provides food through photosynthesis. This partnership makes lichen extraordinarily resilient — it can survive in conditions that would kill either component organism alone.

The most important characteristic of lichen for cleaning purposes is how it attaches to hard surfaces. Unlike algae and mold, which sit on or near the surface, lichen physically penetrates into the surface substrate — including concrete and stone — using structures called rhizines that grip the pore walls of the material. This is what makes direct pressure washing ineffective: you can blast the visible lichen body off the surface, but the rhizines embedded in the concrete pores survive and regenerate the lichen from below. Within weeks, the same patches appear again.

Why Florida Concrete and Pavers Are Particularly Vulnerable

Lichen thrives on surfaces that combine textured porosity with alternating wet-dry cycles. Florida's concrete and paver surfaces check every box: the natural porosity of concrete and paver stone provides abundant anchoring sites for rhizines; Florida's rainy season provides the moisture lichen needs to grow; and the daily wet-dry cycle of Florida's afternoon rain followed by rapid evaporative drying creates the stress cycle that lichen is evolutionarily optimized to survive in other organisms can't.

Lichen is particularly common on older surfaces — driveways and patios that have been in place for 5 or more years — where the surface texture has weathered enough to provide more grip, and where years of biological growth have created a substrate of organic material that lichen colonizes.

The Professional Lichen Removal Process

Effective lichen removal requires a biocide treatment — chemistry that kills the entire lichen organism including the embedded rhizines — rather than physical removal alone:

  • Pre-wet — The surface is wet before treatment, which helps chemistry penetrate and allows the lichen to become more receptive to treatment.
  • Biocide application — Professional-grade biocide is applied to affected areas and allowed to dwell. The dwell time is critical — lichen requires significantly longer treatment time than algae or mold because the rhizines embedded in the substrate need to be killed, not just the surface structure.
  • 24–48 hour dwell period — Unlike algae treatments that work in minutes, lichen biocides are most effective when allowed to work overnight or longer. On its next professional lichen removal job, the biocide works progressively — the lichen turns orange-brown, indicating the organism has been killed.
  • Pressure removal — After biocide treatment, the dead lichen is removed with professional pressure washing. Dead lichen releases from the substrate significantly more completely than live lichen, achieving substantially better removal than pressure alone ever could.

Prevention and Sealing After Removal

A penetrating sealer applied after professional cleaning significantly reduces lichen re-establishment by filling the surface pores that rhizines anchor into. Sealed concrete and pavers develop lichen far more slowly than unsealed surfaces. Annual maintenance cleaning addresses any early re-establishment before it matures into the embedded colonies that require biocide treatment.
