Standing seam metal roofing — with its distinctive raised seams running vertically down the roof pitch — has grown significantly in popularity in Florida's luxury residential and commercial markets over the past decade. Metal roofing offers excellent wind resistance, longevity, and a clean aesthetic that complements modern and coastal architecture. But standing seam metal requires specific cleaning knowledge — different from shingle or tile roofing — and the wrong approach causes permanent cosmetic damage.

What Grows on Metal Roofs in Florida

Metal roofing is generally less hospitable to biological growth than porous shingles or tile — smooth metal surfaces don't provide the same foothold for algae and lichen. However, Florida's extreme biological growth conditions mean that even metal roofs develop green algae growth (particularly in shaded sections and at the seam ridges where moisture and debris accumulate), moss at lower pitches with adequate moisture, and the dark staining from atmospheric deposits that accumulate over time. Coastal properties also accumulate salt deposits that dull the metal finish.

Why Pressure Washing Is Dangerous on Standing Seam

The raised seams of standing seam metal roofing are the system's weatherproofing element — the factory-formed seam cap is what prevents water infiltration at the panel joints. High-pressure water directed at or along these seams can force water under the cap and into the roof system, causing leaks. Additionally, most standing seam panels have a factory-applied paint or Kynar coating that provides weather resistance and color — abrasive high-pressure washing degrades this coating, causing premature oxidation and voiding manufacturer warranties.

Soft Washing: The Correct Method

Professional soft washing of standing seam metal roofs uses low-pressure application (under 400 PSI) of appropriate cleaning chemistry — formulations specifically safe for coated metal surfaces, avoiding chloride-based chemistry that accelerates corrosion. The chemistry addresses biological growth and atmospheric deposits without damaging the protective coating. Rinse is at low pressure directed with the panel run (not across the seams) to avoid water intrusion.

Frequency for Florida Metal Roofs

Most standing seam metal roofs in Florida require professional cleaning every 3–5 years — less frequently than shingle or tile roofs because the smooth surface is less hospitable to biological growth. Coastal properties and shaded installations may need more frequent attention.
